What is the difference between a full search and a limited search?

A full search includes research of the public records for a period which includes 50 years.  This type of search is critical for sales or other transactions involving transfers of ownership.

A limited search is a search of the public records for a period less than 50 years.  This type of search is appropriate for preliminary investigations.  Liens and encumbrances which would be revealed by a full search may not be discovered within the limited search period.

Do you conduct closings?

Georgia requires attorney closings for real estate transactions.   Contact our office for a current list of approved closing  attorneys.  We do not perform witness closings.

Do you issue title insurance ?

We can direct you to an approved attorney title agent authorized to issue title insurance in Georgia.

Do you sell lists of mortgages to third parties?

No.  See our  Privacy Policy  for more information.  Public deed information is maintained on-line by the Georgia Superior Court Clerk's Cooperative Authority.
